What a coating does
A roof coating is a thick, rubbery layer rolled or sprayed onto a flat roof. It blocks UV, sheds water, reflects heat and covers small cracks. On foam roofs it's essential. On older modified or built-up roofs it can extend their life.
Common types
Acrylic (elastomeric)
The traditional white coating. Reflective and economical; doesn't like standing water.
Silicone
Handles ponding better and weathers well; harder to recoat with other products later.
The recoat process
- Inspect; mark blisters, cracks and wet areas
- Repair damaged foam or membrane
- Clean the roof thoroughly
- Seal around parapets, canales and penetrations
- Apply coating to the right thickness, often in two coats
Timing
Recoat when the old coating is worn thin or chalky — before foam shows through. See when to recoat a flat roof.
Roofing questions
How often should a flat roof be recoated?
It depends on the coating and its thickness; commonly every several years. Yearly inspections tell you when.
Can coating fix a leaking roof?
It can seal small cracks, but real damage has to be repaired first.
Is a white coating worth it for cooling?
White coatings reflect sunlight and can reduce heat on the roof.
