Repair or replace?
A repair makes sense when the roof is mostly sound and the problem is local. When the whole surface is worn, leaks keep moving around, or repairs would cover a large share of the roof, replacement is usually the better value. We'll tell you which we'd do if it were our house.
Find the real leak
Water travels. A stain over the living room can start at a parapet ten feet away. We trace it back on the roof before we fix anything. See roof leak repair.
