Planning ranges
Roofs are priced by area, often in "squares" (100 square feet). These are rough planning ranges only — material prices change, and every roof is different.
| Roof type | Rough range per square foot |
|---|---|
| Architectural shingle replacement | about $4.50–$8 |
| Flat roof recoat (foam in good shape) | about $2–$4 |
| New spray foam roof with coating | about $5–$9 |
| TPO or modified bitumen | about $6–$11 |
| Standing-seam metal | about $11–$20 |
| Tile lift and relay (new underlayment) | about $8–$15 |
What pushes it up
- Tear-off — especially multiple layers.
- Deck repair — rotten boards or sheathing.
- Parapets and canales — lots of wall to wrap and seal.
- Steep or complex roofs — valleys, dormers, many penetrations.
- Access — trees, tight lots, outbuildings.

Roofing questions
Why can't you price my roof over the phone?
Size, layers, deck condition and details change the price. A short visit gives you a firm number.
Is a recoat really that much cheaper?
Yes, when the foam underneath is still sound.
Does insurance pay for a new roof?
Only for covered damage like some hail or wind events. Your insurer decides.
