Tile Roofing

Tile can last a lifetime — the underlayment beneath it can't. Most tile leaks are an underlayment problem.

How tile roofs work

Clay and concrete tiles shed most of the water and protect what's beneath from the sun. The real waterproofing is the underlayment underneath. After years of heat, it dries out and cracks, and that's when tile roofs start to leak even though the tiles look fine.

What we do

  • Repairs — replace broken or slipped tiles, fix flashing.
  • Lift and relay — remove tiles, replace the underlayment and battens as needed, and put the good tiles back with replacements for broken ones.
  • Full replacement when tiles themselves are failing.

Don't walk on it

Tiles crack under feet in the wrong spots. If you need to check something, call us — it's easy to cause leaks by walking a tile roof.

Roofing questions

My tiles look fine but the roof leaks. Why?

Usually the underlayment beneath has worn out, or flashing has failed.

Can you match my old tiles?

We try to reuse your tiles and find close matches for broken ones.

How long does underlayment last under tile?

It varies by product and heat; many reach a couple of decades.
