Two kinds of roofs in Corrales
Drive Corrales Road and you'll see both. Adobe and pueblo-style homes have flat roofs hidden behind parapet walls, draining through canales. Territorial, ranch and newer homes have pitched roofs in shingle, metal or tile. They age differently and get replaced differently, so the first step is knowing which one you have.
Flat roofs
Usually replaced with spray foam and coating, TPO or modified bitumen. Parapets, canales and slope matter as much as the membrane.
Signs it's time
- Leaks in more than one place, or the same leak coming back after repairs
- Shingles that are curled, cracked, bald or missing granules
- A flat roof that's cracked, blistered or holds water after storms
- Soft spots when you walk the roof
- Hail damage across large areas
- A roof that's simply reached the end of its life — see how long roofs last here
How a replacement goes
- Roof inspection. We go up, check the surface, the deck where we can, drains, flashing and parapets.
- Written estimate. Materials, what's being removed, deck repair pricing and the schedule.
- Permit. Most re-roofs need one; we take care of it.
- Tear-off or prep. Old layers removed as needed; bad decking replaced.
- New roof system. Installed to the manufacturer's instructions, with new flashing.
- Cleanup. Nails swept with a magnet, debris hauled off.
