Why recoat
A flat roof's coating takes the sun so the roof underneath doesn't. When the coating wears thin, the foam or membrane starts to break down. A recoat at the right time costs far less than replacing the roof.
Signs it's time
- Chalky, thin or patchy coating
- Small cracks or checking in the surface
- Spots where tan or brown foam shows through
- Peeling around parapets and canales
Our process
- Inspect and mark damage
- Clear leaves and debris; clean the surface
- Repair foam or membrane damage
- Seal parapets, canales and penetrations
- Apply coating to the specified thickness
Under big trees
Many Los Ranchos homes sit under cottonwoods. Keeping the roof and canales clear between recoats helps the coating last.
Roofing questions
How long does a recoat last?
Several years, depending on the coating and thickness.
Silicone or acrylic?
Both have places; silicone handles ponding better, acrylic is economical and easy to recoat.
Can you recoat over silicone?
Generally only with silicone. We'll check what's on your roof.
